Who can use Adoorabelle

Adoorabelle is for real estate agents holding an active Georgia license. To join, you apply with your license number, legal name and brokerage, and confirm your phone number by text. A person at Adoorabelle, or a licensing data service reading the state’s license records when automatic checks are on, confirms the license before you can post or claim. Before your first claim you also set up a payout account with Stripe, which confirms who you are. We may decline an application, re-check a license at any time, and deactivate an account whose license lapses.

Posting a job

When you post, you pay the posted price by card and it is held until the job is done. The job appears in the marketplace once the payment clears. You pay the posted price and nothing more, unless the fees shown at posting say otherwise. A showing names the client the covering agent will meet, and a vendor visit the company coming, each with a mobile number. By adding a client’s name and number you confirm the client agreed to be contacted by the covering agent about that visit. After posting you can update a job’s instructions, its contact and the facts about access, and the covering agent is told. The price, the type, the address and the time never change after posting. If the covering agent releases the job close to the start or does not turn up, it goes back on the marketplace as urgent with no set time. You can withdraw an open job any time before it is claimed, and a job with a fixed start that passes unclaimed is withdrawn for you. Either way you are refunded. Depending on the refund rule in effect when you posted, the card processing fee may be kept from the refund, and the withdraw screen states the exact amount before you confirm.

Claiming a job

Claiming is a professional commitment to show up. The payout you see before you claim is the amount you receive, after the platform fee and card processing shown in the breakdown. Check-in opens a set time before a fixed start, 30 minutes unless Adoorabelle sets otherwise, and you check in when you arrive at the property. The lockbox and alarm codes, the box location and the access instructions appear once you check in. A Supra box has no code in Adoorabelle. You open it with your own eKEY. Adoorabelle may ask you to check in at the property when you are away from it, and a check-in from away is recorded as such. You can release a claim before you check in, and the job goes back to the marketplace. Every release counts against your follow-through, as do a no-show and a job checked in to and never finished. An agent reported for a no-show or an unfinished job cannot claim that job again. If a report is wrong, write to us and we will review it. Adoorabelle may set a minimum rating to claim, which applies only once you have a rating.

Contact between agents

Once a job is claimed, the poster and the covering agent can each see the other’s name and phone number so they can coordinate. The covering agent also sees the name and number of the client or vendor the job names. Use them only for that job.

Completion and payment

When the covering agent marks a job complete, the poster has 24 hours to confirm. On confirmation, or automatically after 24 hours, the payout releases. Adoorabelle may hold a released payout for up to 7 days, and an agent’s first payouts for up to 14 days, before Stripe sends it to the payout account you set up. Either party may open a dispute within 48 hours of the mark-complete. Money and ratings stay on hold while Adoorabelle reviews a dispute, which ends with the payout released, the poster refunded, or the amount split between them. If the payout was already sent, a refund takes it back from the covering agent’s payout account, and a split is no longer possible.

Buying and selling lockboxes

Licensed agents can also sell their own lockboxes to other agents through The Market. A listing names the type of box, how many there are, a price per box and a pickup area. Nothing is charged when you list. A buyer picks a quantity and pays the listed price by card at checkout, and nothing more. The payment is held until the buyer confirms pickup, or automatically 24 hours after the seller marks the boxes handed over, and then the seller is paid, less the platform fee and card processing, which the listing step shows before the listing goes up. Before the handover the buyer may cancel and is refunded under the refund rule, and if the seller withdraws, the buyer is refunded in full. Once a buyer pays, the buyer and the seller see each other’s name and phone number to arrange pickup, and use them only for that sale. Either may open a dispute within 48 hours of the handover, as on a job, and the money stays on hold while Adoorabelle reviews it. Adoorabelle does not own, hold, inspect or warrant the boxes. The seller is responsible for describing them truthfully and for having the right to sell them, and the buyer for checking them at pickup. Boxes that belong to a board, an association or a brokerage stay subject to that owner’s rules.

Fees

The platform fee, the card-processing pass-through and the refund rule in effect when a job is posted are locked to that job and shown before anyone commits. Changes never touch a job already posted. A lockbox listing locks the fee rule the same way, and every sale from it pays that rule.

Your account

You may close your account from Settings. Your profile is anonymized, and receipts for completed jobs are kept because the other party is entitled to them. You cannot close an account while you hold a claim or have a posted job that is open or under way, while a payout is still on its way to you or owed to you, or while a dispute on one of your jobs is open. A post you never paid for is withdrawn with the account, and your open lockbox listings close. A deactivated account is closed by writing to us.
